Paint-Ready Wall Prep and Touch-Ups in Irvington

New color won't hide a bad wall. We repair the drywall, sand it flat, prime each repair and blend paint touch-ups over the spots we worked. You get photos of what we found and what we did at each step, and walls ready for the room's next coat.

Paint only looks as good as the wall under it

A roller hides color. It does not hide nail pops, cracked tape or a patch that was never feathered out. Those show up the minute light hits the wall from the side, and they look worse under a fresh coat.

Our job is the surface. We repair the drywall, sand it flat, spot prime the repaired areas so they take paint like the rest of the wall, and touch up the paint over our work. If the whole room is getting new color later, the walls are ready for it.

We take photos before we start, during the repair and when we finish. You see what was behind the old paint, not just the clean result.

What the prep work covers

Nail pops and screw fixes

We drive in a new screw next to the popped fastener, set the old one, and fill and sand both so the bump does not come back through.

Holes, dents and anchor marks

Small holes get filled. Bigger damage gets a proper drywall patch, taped and feathered wide so it disappears under paint. See our Drywall Patching page for larger holes.

Cracked or lifting tape seams

Loose tape is cut out and re-taped. Then we coat and feather the joint so the seam line does not ghost through.

Sanding and skim coating

Rough or uneven areas get sanded flat. Walls with lots of old repairs may need a thin skim coat so the surface reads as one plane.

Spot priming

Bare compound soaks up paint differently than painted drywall. We prime every repair so it does not show up as a dull patch later.

Paint touch-ups over repairs

When you have the original paint, we blend it over the areas we fixed. Our Paint Touch-Ups page explains how we match sheen and color.

Signs your walls need work before paint

  • Small round bumps

Those are nail pops. They are common in older homes as framing dries and shifts over the seasons.

  • Dull spots after painting

Patches that were never primed show up as flat or shiny areas. Painting again over them rarely fixes it.

  • Lines along the seams

A visible straight line or a hairline crack at a joint means the tape is cracked or lifting.

  • Old patches you can see

A raised square or a halo around a repair means it was not feathered out wide enough.

  • Brown rings or bubbling

A stain from an old leak will bleed through new paint unless the damaged board is fixed and the spot is sealed. If the board feels soft, it likely needs replacing.

How a prep visit runs

  1. 1

    Walk-through and before pictures

We look at each wall with a light held low so every flaw shows. We mark the spots, record them and tell you what we plan to do.

  2. 2

    Cover and protect

Floors get drop cloths and furniture gets moved or covered. We hang plastic at doorways when there is sanding, so dust stays in the room.

  3. 3

    Repair and let it dry

Patches, tape and compound go on in thin coats. Each coat needs to dry before the next, so deeper repairs can take more than one visit.

  4. 4

    Sand and prime

We sand with dust control and check the surface again under the light. Then every repair gets primer.

  5. 5

    Touch up, record and clean

We blend paint over the repairs, take the after pictures, vacuum and pick up the plastic. You get a clean work area back.

What sets the price

Most prep jobs are priced by how much repair the walls need, not by the size of the room. We look first, then put the price in writing, broken out by repair so you can see where the money goes. If we open something up and find more damage, we show you the photo and talk before doing extra.

Number and size of repairs
A few nail pops is a short job. Dozens of anchor holes, cracked seams and a big patch take more material and more coats.
Overall wall condition
Walls with years of uneven patches may need a skim coat across the whole surface instead of spot fixes.
Ceilings and high walls
Stairwells and tall ceilings need ladders or staging and take longer to work safely.
Drying time and visits
Deep fills and new tape need drying between coats. That can mean a second trip.
Matching the existing paint
Touch-ups go quickest when you have the leftover can. Without it, matching sheen and color takes extra steps.

Questions about getting walls ready for paint

Something not covered here? (973) 447-8743

Do you paint whole rooms?

Our work is the drywall and the surface underneath, plus paint touch-ups over the areas we repair. If the room is getting new color afterward, we leave the walls sanded, primed and ready for it. We will be clear on the phone about what is and is not part of our visit.

Can you match the paint I already have?

Usually, yes. The leftover can is the best match because it has the right color and sheen. If you do not have it, we can work from a chip of the existing paint, but older paint fades, so a full wall section sometimes blends better than a small spot.

How long until the wall can be painted?

Small fills can be primed the same day. Taped seams and deeper patches need each coat to dry, which can stretch the work over two visits. We will tell you up front which kind of repair you have.

Will there be dust everywhere?

We sand with dust control, hang plastic at doorways and cover floors and furniture. Some fine dust is normal, so we vacuum before we leave and take our plastic with us.

Why do you take photos?

So you can see what was wrong and what we did about it. That matters most when damage is hidden under old paint, and it gives landlords and property managers a record of the work between tenants.
